Bali villas fill up in July and August but barely raise their rates. Here is how to price the peak: opening rates, booking pace, date tiers, minimum stays and which discounts to switch off.

Bali Villa Peak Season Pricing: How to Play July and August

Bali villa peak season pricing means setting your July-to-October rates, minimum stays and discount rules for the months when demand is at its highest, so that you earn the premium those months can carry instead of simply filling them at your normal rate. Most villas get the first half right — they fill — and miss the second: the 2026 market data shows Bali occupancy climbing sharply in peak season while average nightly rates barely move.

This guide sets out when Bali's peak actually falls, what the data says about how villas are pricing it, and the practical steps we use to price July and August: opening rates, booking pace, date tiers, minimum stays and which discounts to switch off. It builds on our guides to setting a base rate and dynamic pricing for Bali villas; this post is specifically about the peak block.

When is peak season in Bali, really?

Bali's dry season runs roughly April to October, and the island's busiest travel period sits inside it. Northern-hemisphere summer holidays and Australian mid-year school holidays both land in July and August, which is why those two months dominate every owner's thinking. But the villa data is a little more nuanced than “July and August”.

AirROI's 2026 Canggu dataset and its Uluwatu dataset (both covering the twelve months to July 2026, updated 12 September 2026) put the peak revenue block at August, September and October in both areas. July behaves differently: it is the month when average nightly rates peak and when guests book furthest ahead, but not always the month with the highest occupancy — in Canggu's dataset July actually sits among the softest occupancy months, which is a warning against pricing all of July as if it were mid-August. In our Umalas analysis the same August–October peak appeared.

Christmas – New YearShort, intense secondary peakTreat like mid-August, with fixed-date minimum stays

At island level the demand is real. BPS Bali, the provincial statistics office, has been reported as counting around 3.2 million foreign arrivals in January to June 2026 alone, before the July–August surge; the monthly series is published in its foreign-visitor table.

What the data shows: full villas, flat rates

This is the finding that should change how you price. Across the areas we have looked at, occupancy rises clearly in peak season, but the average nightly rate either barely moves or actually falls.

Area (AirROI 2026)Peak occupancyLow-season occupancyPeak average rateLow / shoulder average rate
    Canggu47.9%36.7%USD 203USD 198 low / USD 197 shoulder
    Uluwatu68.1%50.0%USD 232USD 225 low / USD 245 shoulder
    Umalas73.1%46.0%USD 143USD 172 low

In Canggu, peak-season rates were about 2.5% above low-season rates while occupancy rose by more than eleven points. In Uluwatu the peak average rate was lower than the shoulder. In Umalas it was lower than the low season. There are mix effects inside any average — more budget listings come online in peak, and long stays booked months earlier at lower rates get counted in August — but the direction is consistent: the market is selling its best months at close to its ordinary price.

The booking-window data explains part of it. AirROI finds that July stays in Canggu are booked 69 days ahead on average, against 46 days across the year and 32 days for March. In Uluwatu, July stays are booked 61 days ahead against a 32-day average. Peak nights are sold earliest, which means they are sold at whatever rate was loaded months ago — often the default rate the villa has always had.

Pro Tip: Load next year's July and August rates now, not in May. Guests are already searching those dates, and every peak night booked at an un-updated default rate is revenue you cannot recover later.

How to price July and August, step by step

    1. Open the peak calendar early, at a deliberate premium

Set peak rates nine to twelve months ahead, before the first bookings land. Start from your shoulder-season rate and add a premium you are prepared to defend. As a starting point, many managed villas open July and August somewhere between 20% and 40% above shoulder; where you land in that band depends on how scarce your villa type is — a four-bedroom with a pool near the beach is scarcer in August than a one-bedroom in a villa complex.

    2. Price on booking pace, not on the calendar date

Your rate is not right or wrong in isolation; it is right if the peak block is filling at a healthy speed. Check weekly how much of July and August is booked compared with the same point last year. Filling far ahead of last year means the rate is too low — raise it on the remaining nights. Filling behind means hold or trim slightly, and look at listing quality before you cut. We cover the mechanics in our dynamic pricing guide.

    3. Tier the peak rather than using one rate

“Peak” is not one flat block. Use at least three tiers: early July, late July to mid-August at the top, and late August to October one step down. Price weekends and the European summer changeover weeks at the top of each tier.

    4. Lengthen minimum stays

In July and August, demand is deep enough to fill longer blocks, and every turnover costs cleaning, laundry and a risk of a gap night nobody books. A four- to seven-night minimum is common for peak. Relax it close to the date if a gap appears that only a shorter stay can fill. Our minimum-stay guide sets out thresholds by season.

    5. Switch off the discounts that exist for quiet months

Weekly and monthly discounts, early-bird offers and last-minute deals exist to create demand. In July and August the demand already exists, so these mostly give away rate on bookings you would have received anyway. Turn them off for the peak block and back on for the shoulder.

The arithmetic of a higher peak rate

Owners worry that a higher rate means an empty villa. It rarely does in peak, and even when it costs some occupancy, the numbers usually still favour the higher rate. The example below is illustrative, not market data: a villa with 62 nights across July and August.

    ScenarioNightly rateOccupancyNights soldGross revenue
Default rate, sells out easilyUSD 30085%52.7USD 15,810
    20% premium, some nights unsoldUSD 36075%46.5USD 16,740

The higher rate earns about USD 930 more on about six fewer nights sold — which also means fewer turnovers, less laundry, less wear, and six nights available for the owner or for a late booker at an even higher rate. And in practice, a well-presented villa at a 20% peak premium usually does not drop ten points of occupancy at all.

Pro Tip: Judge your peak pricing by what was left, not what was sold. A July and August with a handful of nights still open in June, at a rate that is holding, is a better result than a calendar that sold out in March.

Peak-season pricing mistakes we see most often

    • Selling out too early. A villa fully booked for August by April was priced for the shoulder.

    • Letting long stays swallow the peak. A two-month booking across July and August at a monthly rate replaces nights that would have sold individually at a premium.

    • Leaving channel discounts on. Platform promotions and length-of-stay discounts set once in a quiet month quietly apply to August too.

    • Same rate for every peak week. Early July and mid-August are not the same demand; one rate under-prices the best weeks.

    • Cutting rate at the first slow week. Peak lead times are long; a slow week in March for August is information, not an emergency.

What I've seen pricing Bali villas through July and August

The most common thing I hear from a new owner in September is that they had a great August — full every night. Then we look at when the nights sold and at what rate, and most of August was booked before Easter at the same rate as May. The villa was never tested at a higher price, so nobody knows what it could have earned. A full calendar feels like success; in peak season it is often the evidence of under-pricing.

The second pattern is the long-stay trap. Monthly guests are good business in February. In July and August, a family taking five weeks at a monthly discount is displacing short stays that would have paid substantially more per night. My rule is simple: a long stay that touches the peak pays a peak-equivalent rate for the peak nights, or it books a different month.

The third is that owners underestimate how early the peak sells. By the time most people think about August pricing, a large share of the nights are already gone. The owners who do best are the ones who load next year's peak rates in September or October, then adjust weekly from January as bookings arrive.

How Manta Villas prices peak season for owners

For the villas we manage, the peak calendar is set a year out, tiered by week, and reviewed weekly against booking pace from January onwards. Minimum stays, channel promotions and long-stay rules are changed for the peak block and changed back afterwards — the small settings that owners managing alone tend to set once and forget.

    FAQ

When is peak season for Bali villas?

For most villa areas in south and west Bali, the strongest months are July through October, with August usually the single busiest month for occupancy. AirROI's 2026 data puts the peak revenue block at August, September and October in both Canggu and Uluwatu, while July is the month when nightly rates peak and guests book furthest ahead. Christmas and New Year form a second, shorter peak.

How much higher should my villa rate be in July and August?

There is no single correct percentage; the right premium is whatever keeps your peak calendar filling at a healthy pace without selling out months early. As a starting point, many managed villas open July and August somewhere between 20 and 40 percent above their shoulder-season rate and then adjust weekly on booking pace. If the peak is fully booked by April or May, the premium was too low.

Do Bali villas actually charge more in peak season?

Less than they could. In AirROI's 2026 figures, Canggu's average nightly rate in its peak months was USD 203 against USD 198 in its low months, even though occupancy rose from 36.7 to 47.9 percent. In Uluwatu the peak-season average rate, USD 232, was below the shoulder-season rate of USD 245. Villas are filling in peak but mostly not repricing for it.

What minimum stay should a Bali villa set in peak season?

Most villas set a longer minimum in July and August than in the rest of the year, commonly four to seven nights, because demand is deep enough to fill longer blocks and every turnover costs cleaning, laundry and a potential gap night. Shorten the minimum close to the date if a gap appears that a longer stay can no longer fill.

Should I offer long-stay or early-bird discounts for July and August?

Usually not. Weekly and monthly discounts, early-bird offers and last-minute deals exist to create demand in quiet months. In July and August the demand already exists, so these discounts mostly give away rate on bookings you would have received anyway. Switch them off for the peak block and switch them back on for the shoulder.
