Question 1

What services do you offer in terms of villa management?

Accepted Answer

We offer comprehensive villa management services including guest relations, operations management, marketing, technology solutions, channel management, and detailed reporting. Our full-service approach covers everything from guest welcoming and concierge services to dynamic pricing, OTA distribution across 15+ platforms, professional photography, and 24/7 guest communication.

Question 2

Can you only manage the operational side of a villa?

Accepted Answer

Yes, we offer flexible service packages. While our full management service is most popular, we can focus specifically on operational management including quality control, cost control, SOP & training, supply management, and day-to-day villa operations. We tailor our services to meet your specific needs and preferences.

Question 3

Can you only manage the marketing for my villa?

Accepted Answer

Absolutely! We offer specialized marketing-only packages that include social media marketing, listing photos & content creation, concepting & brand styling, OTA distribution, AI dynamic pricing, and market insights. Our dedicated marketing team can boost your villa's visibility and booking potential while you handle other aspects.

Question 4

What is your commission structure?

Accepted Answer

We offer three service plans: Listing Only, Digital Marketing, and Full Management, all from 15% commission on booking revenue with no hidden fees. There are no retainers, setup fees or monthly fees, and no lock-in — you can cancel anytime. Full Management operational costs, such as staffing, cleaning, maintenance and utilities, are billed at cost with no markup.

Question 5

How do you handle maintenance and repairs?

Accepted Answer

We have a network of trusted, vetted vendors for all maintenance needs. Routine maintenance is scheduled proactively to prevent issues. For urgent repairs, we handle everything immediately and keep you informed. All maintenance costs are transparently reported, and we negotiate the best rates with our established vendor relationships to keep your costs down.

Question 6

Which booking platforms do you list properties on?

Accepted Answer

We distribute your property across 15+ major OTAs including Airbnb, Booking.com, Marriott Homes and Villas, VRBO, Agoda, Expedia, Hotels.com, and more. Our channel management system ensures synchronized availability across all platforms to prevent double bookings while maximizing your property's exposure to global travelers.

Question 7

How do you screen guests?

Accepted Answer

We use AI-powered guest screening technology combined with manual review to assess every booking. We verify guest identity, check booking history and reviews, analyze communication patterns for red flags, and ensure compliance with local regulations. This multi-layered approach protects your property while maintaining high occupancy rates.

Question 8

What happens if there's damage to my property?

Accepted Answer

We have public liability insurance for all guests and have comprehensive insurance protocols. If damage occurs, we document everything with photos, file claims with the guest's deposit or insurance, coordinate repairs with our trusted vendors, and ensure your property is restored to perfect condition before the next guest arrives. You're kept informed throughout the entire process.

Question 9

How often will I receive financial reports?

Accepted Answer

You'll receive detailed monthly financial reports including revenue breakdown by platform, operating expenses, maintenance costs, and net owner proceeds. We also provide real-time access to our owner portal where you can check bookings, view financials, and monitor your property's performance 24/7.

Question 10

Can I still use my villa for personal stays?

Accepted Answer

Absolutely! You can block your calendar anytime for personal use. We simply ask for reasonable advance notice when possible to manage guest expectations and booking schedules. Many of our owners enjoy their villas for 2-4 weeks per year while we manage the rest of the calendar for optimal rental income.

Question 11

What makes your service different from other villa management companies?

Accepted Answer

Our unique combination of technology and hospitality sets us apart. We use AI dynamic pricing and advanced guest screening, provide a custom guest app for seamless experiences, offer professional photography and branding, maintain 24/7 guest communication, and deliver transparent reporting. Most importantly, we treat every villa as if it were our own, focusing on both guest satisfaction and owner profitability.

Question 12

How quickly can you start managing my villa?

Accepted Answer

We can typically onboard a new property within 1-2 weeks. This includes professional photography, creating optimized listings across all platforms, setting up our systems, training any existing staff, and ensuring everything is guest-ready. For properties needing preparation work, we'll provide a detailed timeline during our initial consultation.

Question 13

How are performance benchmarks and projections determined for each area?

Accepted Answer

We base our performance benchmarks on actual booking data collected from established rental hotspots like Canggu, Seminyak, Uluwatu, and Ubud. Instead of just providing optimistic estimates, we analyze trends across multiple platforms—think Airbnb, Booking.com, and Agoda—to get a true sense of occupancy rates, nightly prices, and seasonal fluctuations. This means your projections are rooted in the real-world activity of similar villas in your neighborhood, ensuring you have a realistic outlook from the start.

Question 14

How do villas perform on third-party platforms such as Airbnb, Booking.com, Marriott Homes & Villas, and Google?

Accepted Answer

Our managed villas have consistently received glowing feedback across major booking channels. On Airbnb, with thousands of positive reviews, our villas maintain impressive ratings that reflect guest satisfaction and trust. On Booking.com, properties achieve strong average scores as well, mirroring the high standards of care and presentation. On Marriott Homes & Villas, listings often receive close-to-perfect ratings, further proving our dedication to guest experience. On Google, our properties also garner excellent public reviews, adding another layer of credibility. In short, no matter where your villa is listed, guests consistently reward the quality of management with top marks, translating into great visibility and more bookings.

Question 15

How quickly are urgent maintenance issues addressed, and how are property conditions documented?

Accepted Answer

Urgent maintenance requests are our top priority—these are typically attended to within four hours to ensure minimal interruption to your guests and to safeguard the property from further damage. After each guest checks out, our team conducts thorough post-stay inspections. This process helps us catch any potential issues early and maintain a consistent record of your villa's condition over time.

Question 16

What average daily rates (ADR) and occupancy levels can owners expect in different Bali neighborhoods?

Accepted Answer

Rates and occupancy can vary quite a bit depending on where your villa is located and the time of year. Popular areas like Seminyak and Canggu typically see higher ADRs—think $150–$350 per night for a well-presented 2- or 3-bedroom villa—along with strong occupancy, often in the 70–85% range during peak months. Uluwatu and Ubud have a different profile: Uluwatu caters to surfing and wellness travelers, while Ubud attracts guests seeking serenity and culture. These figures are based on actual market data from platforms like Airbnb and Booking.com, not idealized projections. Seasons also play a major role—high season can push both rates and occupancy higher, while shoulder and low seasons typically see a dip. Individual property features, reviews, and marketing strategy all influence the final numbers, and we're happy to review your villa's location and provide transparent, data-backed projections.

Question 17

What is the average occupancy rate, gross ADR, and other key performance metrics for managed properties in Bali?

Accepted Answer

Owners often want a clear picture of how their villas perform under professional management. Villas under our care consistently achieve occupancy rates exceeding 80% annually, with strong demand even beyond the peak season. The typical gross Average Daily Rate (ADR) hovers around $110–$115 USD, based on bookings through major platforms like Airbnb, Booking.com, and Agoda. Our portfolio spans properties with a collective value above $100 million USD, reflecting our experience handling a wide range of villas. We pride ourselves on rapid guest response times—averaging about four minutes for daytime inquiries—and properties routinely earn high review scores, averaging above 4.7 out of 5 across leading OTA platforms. By combining robust marketing, five-star guest services, and meticulous operations, we're able to meet—and often exceed—the benchmarks set by top-performing villas in Bali.

Question 18

Who is the ideal client for property management services in Bali (e.g., absentee investors, first-time hosts, multi-unit owners, boutique hotels)?

Accepted Answer

Our tailored approach is designed for a diverse range of property owners. Absentee owners living outside Bali get expert management, maintenance, and guest-ready properties year-round—no matter the distance. First-time hosts new to short-term rentals receive guidance on setup, pricing strategies, and guest satisfaction, so the hosting journey starts off smoothly. Multi-unit owners managing several villas or apartments benefit from scalable, hassle-free systems for consistent quality and high occupancy. Boutique hotel operators overseeing smaller hospitality properties (6–20 rooms) gain professional expertise to compete with larger chains while maintaining a personalized experience. Whether you're an individual owner or a hospitality entrepreneur, our comprehensive services optimize your property's performance while freeing you from daily operational burdens.

Question 19

What types of properties can be managed, and how do location and property type affect earnings?

Accepted Answer

Both villas and apartments can be managed, whether you own a chic studio or a sprawling villa with its own infinity pool. Location plays a leading role—properties closer to popular destinations or amenities tend to see higher occupancy rates and can command higher nightly prices. Villas with private pools and gardens usually attract guests willing to pay a premium and are perfect for families seeking space and exclusivity. Apartments, generally part of larger buildings in urban centers, suit solo travelers, couples, or longer stays. Neighborhoods like Canggu, Seminyak, Uluwatu, and Ubud each have their unique draw and corresponding earning potential. For an accurate forecast, it's best to use real-time data and factor in local trends, renovation costs, and what's included in your property setup.

Question 20

What regions in Bali are best suited for managed property investments?

Accepted Answer

We recommend focusing on Bali's most sought-after areas: Seminyak, Canggu, Ubud, and the Bukit Peninsula (including Uluwatu and Jimbaran). These neighborhoods offer reliable demand year-round, benefit from strong infrastructure, and are well-served by established maintenance and hospitality networks. Seminyak and Canggu attract international tourists thanks to their trendy beaches, cafés, and nightlife, providing consistent occupancy. Ubud is a magnet for those seeking serenity and wellness stays, while Uluwatu and Jimbaran draw surfers and luxury travelers. These areas also have reliable vendors and service partners, making operational management smoother and more efficient. Choosing villas in these high-demand regions helps maximize your returns and ensures a seamless guest experience from check-in to check-out.

Question 21

What investment support and market entry services are available for Bali property investors?

Accepted Answer

Navigating Bali's property market can be daunting, especially with local regulations and shifting demand, so we offer comprehensive support for investors entering the market. Our tailored market entry guidance assesses risk factors, advises on government regulations, and helps you choose the right location—whether bustling Seminyak or tranquil Ubud. Our seasonality and demand analysis identifies the best performing areas and high-demand periods, ensuring your investment stays ahead of market trends. We also provide detailed CAPEX planning and realistic revenue forecasting tailored to your goals. From the first consultation through setup to operational team transition, we ensure every handoff is smooth and your property is ready for business from day one.

Question 22

How are properties for sale vetted and supported for buyers?

Accepted Answer

Our approach to property sales puts transparency and peace of mind front and center. Every villa or apartment featured has its legal documentation thoroughly verified—no hidden surprises. We curate listings based on rental potential, location advantages, and market trends, using reliable data and local expertise to help you make informed investment choices. We coordinate and host personalized property viewings, assist with negotiation to ensure your interests are protected, and once you've found the right property, we manage a detailed handover process including a new owner checklist. We also provide post-purchase support, from setting up utilities to prepping your villa for guests, making your buying journey as smooth and supported as possible.
