Owning a Rental Villa in Canggu: Yields, Rules and Real Demand

Canggu villa rental yield sits far below the numbers agents quote, and the spread between the top and bottom of the market is enormous. Here is what owners actually earn, what it costs, and what the 2026 rules require.

Owning a Rental Villa in Canggu: Yields, Rules and Real Demand

Canggu villa rental yield for owners in 2026 typically lands between 6% and 10% net on acquisition cost, not the 15–20% that appears in most sales decks. The gap is not because Canggu underperforms — it has the deepest guest demand on the island — but because those headline figures are gross revenue against a leasehold price, before staffing, maintenance, commission, management and tax.

Canggu is also the most competitive sub-market in Bali. Market-wide Airbnb data compiled by AirROI for Canggu puts average annual revenue around USD 22,900 at 37.5% occupancy and a USD 215 average daily rate. That average conceals an enormous spread: the top decile of properties runs above 84% occupancy at USD 433 or more per night, while the bottom quartile sits near 20% occupancy. Two villas on the same street can differ by a factor of five in annual revenue.

This guide covers what the numbers actually look like, what the 2026 rules require before you can legally earn them, and where the demand in Canggu is really coming from.

What does a Canggu villa actually earn?

Start with the distribution rather than the average. An average is close to meaningless in a market where half the inventory is undifferentiated and a quarter is barely operated at all.

Performance tierOccupancyIndicative ADRWhat sits in this tier
Top 10%84%+USD 433+Design-led, strong photography, professional revenue management, direct-booking share
Top 25%55–70%USD 233+Well-located, well-maintained, actively managed on multiple channels
Market average~37.5%~USD 215Generic two- to three-bedroom stock, single-channel, static pricing
Bottom 25%~20%Below USD 150Dated finish, poor listing assets, absentee owner, no pricing strategy

Occupancy figures sourced from AirROI’s 2026 Canggu dataset. The pattern matters more than the precise numbers: the difference between the market average and the top quartile is not location. Both tiers are in Canggu. The difference is operating discipline — pricing that moves with demand, listing assets that convert, and a channel mix that is not entirely dependent on one platform.

Pro Tip: When an agent shows you a yield projection, ask which line items are excluded. The three that are almost always missing are replacement capital expenditure, the 10% PB1 accommodation tax, and vacancy in the November–February shoulder. Add those back and a 15% projection usually resolves to 7–9%.

From gross revenue to net yield

Here is the sequence that turns a revenue number into an owner return. The percentages below are typical for a three-bedroom Canggu villa; your property will vary, but the order of the deductions does not.

    LineTypical share of grossNote
    Gross booking revenue100%Before any deduction
OTA commission12–18%Lower where direct bookings carry part of the mix
PB1 accommodation tax10%Collected from guests, remitted monthly — often mistakenly treated as revenue
Operating costs30–40%Staff, utilities, pool and garden, consumables, repairs, insurance
Management fee15–20% of netStructures vary; compare the base, not just the headline rate
Capital expenditure reserve5–8%Furniture, appliances, pool equipment, repainting on a Bali climate cycle

What remains is the owner distribution. Divide that by acquisition cost and you have your real yield. Our breakdown of what a Bali villa P&L should actually look like works through a full statement line by line, including the items owners most often omit.

One structural point specific to Canggu: leasehold terms are short relative to other Bali areas, and a shrinking remaining term is a real cost that never appears in a yield calculation. A 9% yield on a lease with 18 years left is a different asset from a 9% yield on 28 years. Amortise the lease before you compare properties.

The rules you must clear before any of this applies

A yield projection assumes the villa can legally be rented. In 2026 that assumption is no longer safe, and it is the single most expensive thing to discover late.

    Zoning comes first

Short-term rental requires a parcel zoned for tourism accommodation — pink zoning in common usage — under the applicable spatial plan. Canggu parcels fall under the Kuta Utara district plan within Badung regency. Land classified yellow (residential) or green (agricultural) cannot hold a villa licence under KBLI 55193, no matter how many neighbouring villas are operating. The zoning designation for a specific parcel can be checked against the national GISTARU spatial planning system before you commit.

Licensing is a stack, not a document

A compliant Canggu rental needs a PT PMA for foreign owners, an NIB issued through OSS, KBLI 55193 attached to that NIB, a TDUP from the regional tourism office, valid PBG and SLF building certification, and tax registration. Platforms now verify licence status, which means a gap shows up as a delisting rather than a warning. The full sequence is in our NIB and TDUP compliance checklist.

The moratorium and what it means for Canggu

The construction moratorium formalised in late 2025 covers Tabanan, Jembrana, Buleleng, Bangli, Karangasem and Klungkung. Badung — and therefore Canggu — is not inside the formal moratorium, though a province-wide restriction on building on agricultural land applies across all of Bali. Existing legally permitted villas continue to operate normally.

For an owner, the strategic read is more interesting than the legal one. New supply in the moratorium districts is constrained while Canggu’s is not, which means Canggu’s competitive intensity is likely to keep rising rather than easing. That argues for buying or repositioning at the top of the quality curve, not the middle of it.

Critical warning: Nominee ownership structures — holding title or a Pondok Wisata licence in an Indonesian citizen’s name on your behalf — carry criminal exposure under Perda 4/2026, with penalties reported up to five years imprisonment and IDR 1 billion in fines. If a Canggu property is being marketed to you as “already licensed” through an arrangement like this, the licence is not an asset. It is a liability attached to your purchase.

Where Canggu demand actually comes from

Canggu’s guest base is not the same as Seminyak’s or Uluwatu’s, and pricing a Canggu villa as though it were is a common and expensive mistake.

    • Long-stay remote workers. A meaningful share of Canggu demand books 14 to 45 nights. That flattens the seasonality curve but caps ADR, because long-stay guests expect a discount and compare against monthly rentals rather than nightly hotel rates.

    • Australian short-haul. Concentrated around Australian school holidays and long weekends, which do not align with the European July–August peak. A villa priced only against the northern-hemisphere calendar misses this entirely.

    • Groups and celebrations. Four- and five-bedroom villas with genuine communal space outperform, because Canggu draws group travel that two-bedroom stock cannot serve.

    • Repeat and referral. Canggu has an unusually high return rate. Owners with a direct-booking channel capture that repeat business at zero commission; owners without one pay 15% to re-acquire the same guest.

ADR in Canggu peaks in July and troughs in November. The November–February window is where average properties lose their year, and where active pricing and length-of-stay strategy earn their keep. Our comparison of Airbnb versus Booking.com economics for Bali villas covers which channel serves which of these segments.

Pro Tip: Before buying in Canggu, pull twelve months of calendar data on the five closest comparable villas. Not their asking rates — their blocked nights. Asking rates tell you what owners hope for. Blocked nights tell you what the market pays.

What I’ve seen owners get wrong in Canggu

The most common mistake is buying the average. An owner sees a market revenue figure, assumes their villa will land near it, and models the purchase on that basis. But almost nothing in Canggu performs at the average — properties cluster at the top or the bottom, and which cluster a villa joins is decided in the first ninety days of operation, not by the address.

The second is underestimating how fast a Canggu villa ages. The climate is brutal on soft furnishings, timber and pool equipment, and Canggu guests are unusually design-literate. A villa that photographed beautifully in year one and has not been refreshed by year four does not slide gently down the rankings; it falls out of the consideration set and the occupancy drop is sudden. Owners who treat the capex reserve as optional are the ones who end up funding a full refit from savings.

The third is treating long-stay bookings as a win without doing the arithmetic. A 30-night booking at a 35% discount feels like security. Against a July calendar it can be the most expensive decision of the year. The right answer depends on the month, and it needs to be decided monthly rather than as a standing policy.

My honest advice for Canggu specifically: verify the zoning before you fall in love with the property, budget the refurbishment cycle from day one, and assume you are competing against the top quartile rather than the average — because in Canggu, that is who guests are actually comparing you to.

How Manta Villas manages Canggu villas for owners

Canggu rewards operating discipline more than any other Bali sub-market, because the supply is deep enough that guests always have an alternative. Manta Villas handles the parts that decide which performance tier a villa lands in: dynamic pricing against real competitor calendars, listing assets and photography built to convert, a multi-channel distribution mix with a direct-booking share, staffing and preventive maintenance on a schedule rather than on complaint, and the licensing and tax stack kept current so the listing never goes dark.

If you own a villa in Canggu and are not sure whether it is performing at the market average or the top quartile, that is the first thing worth measuring. Explore our villa management services or request a free revenue projection for your property.

    FAQ

What rental yield does a Canggu villa actually produce?

Market-wide Airbnb data for Canggu in 2026 shows an average of roughly USD 22,900 in annual revenue at 37.5% occupancy and a USD 215 average daily rate. Net yield on a well-run, correctly priced villa typically lands between 6% and 10% of acquisition cost after operating expenses and tax, with agent projections of 15% or more usually reflecting gross revenue against a leasehold price rather than a net return.

Is Canggu still a good place to buy a rental villa in 2026?

Canggu still has the deepest and most reliable guest demand in Bali, but it is also the most supplied. That combination rewards differentiated properties and punishes generic ones. A two-bedroom villa on a small plot with no view competes against hundreds of near-identical listings, while a well-designed property with a defensible feature still fills at premium rates.

Does the Bali construction moratorium apply to Canggu?

The formal moratorium announced in late 2025 covers Tabanan, Jembrana, Buleleng, Bangli, Karangasem and Klungkung. Badung regency, which contains Canggu, is not inside the formal moratorium. A separate province-wide restriction on building on agricultural land still applies everywhere in Bali, including Canggu.

What zoning does a Canggu villa need to be rented legally?

Short-term rental requires a parcel zoned for tourism accommodation, commonly referred to as pink zoning, under the applicable spatial plan. Canggu parcels fall under the Kuta Utara district plan. Land in yellow residential or green agricultural zoning cannot hold a villa licence under KBLI 55193 regardless of what neighbouring properties are doing.

How much of Canggu villa revenue goes to operating costs?

On a typical three-bedroom Canggu villa, staffing, utilities, pool and garden maintenance, consumables, repairs and insurance absorb roughly 30% to 40% of gross revenue before management fees, OTA commission and tax. Owners who model 20% are almost always leaving out replacement capital expenditure.
